Our Standard Terms:
• 0.5 Points at Closing
• 1.5% Interest-Only Payments Due Monthly
• 6-Month Balloon Term (six-month extension available for a 1 point fee).
You only pay for the time you use, so if you finish your project early, you save (2 month minimum required).
FAQ’s
We are true private lender, we’re independent—no banks, no middlemen, and no rigid systems. We keep it simple no credit checks, no hoops to jump through. If the deal makes sense, we’ll fund it. Just half a point at closing and 1.5% interest-only payments due monthly.
We cover 100% of the purchase and rehab costs in draws.

After submission, we provide answers the same or next business day. Once approved, we will set up an in person or virtual inspection to verify the state of the home. Then you will be instructed to introduce someone from our team to title. Our team member will provide all of our terms to title and get all of the lender docs we require to be drafted by them. Once this is done we will approve the docs, you will get them signed and we will be ready to fund the day of closing. It’s just that simple.
We pride ourselves on being the fastest lender in Georgia, North Carolina, West Virginia, Ohio and, Texas with funding approvals and disbursements in as little as the same day. However, it is best to give us a 2-3 day notice.
